Why Choose a Black Walnut Home?

Black Walnut Homes builds high quality homes.  The owner of Black Walnut Homes personally supervises the construction of every home ensuring an attention to detail not found with larger builders.  The following are some of the quality features found in all our homes.

Interior
All studs are kiln-dried, greatly reducing nail pops and ensuring straight walls.
Sub-floors are glued and screwed to eliminate squeaks and strengthen the floor system, reducing floor bounce.
All ceiling drywall has California stucco texturing except non-walk-in closets.
Interior archways and windows are trimmed and properly finished.
Three coats of paint.
One coat primer.
Two coats of Eggshell finish paint on walls, ensure easy cleaning and will keep your home looking new  for a long time.
Gas fireplaces include fans that circulate the air and maximize the efficiency of the unit.
Fireplace controls are wall mounted making operation more convenient.
Casement windows have upgraded hardware.
All interior doorjambs are finger-jointed pine (not particle or fiberboard) guaranteeing years of problem free operation.
Our standard interior doorknobs are decorative and add a distinctive touch to your new home.
Bathroom tubs, showers and whirlpool tubs are acrylic which is more durable than fiberglass.
Most of our plans have separate closets for the front and garage entries.
Cold air returns installed in all bedrooms provide superior ventilation.
High/Low cold air returns complete with control dampers are used to facilitate the removal of warm/cold air during the cooling/heating season.

Exterior
Exterior doorjambs are vinyl clad, making the exterior truly maintenance-free.
Above grade walls have insulation upgrades to R18 and ceilings upgraded to R40 where possible.
Two exterior No-Freeze hose bibs allow outside taps to be used year-round and eliminate bursting pipes.
All exterior brick lintels (steel used to support bricks over windows and doors) have been capped with colored aluminum eliminating the need for painting.

Basement
"Delta MS" or "Platon" plastic barrier drainage layer system in addition to weeping tile with filter cloth, on exterior foundation walls, ensures a dry warm basement.
Exterior basement walls are strapped and insulated, with R12, to the floor ready for finishing.
Sealed concrete floors eliminate dust and make floors easier to clean.
All basement windows are installed below the floor joists, which maximizes light entry and air circulation.  Window wells are wider than the minimum required.
Furnaces are not started during the construction phase and not used to heat the home during cooler weather, keeping ductwork clean and extending the life of the furnace.  Our registers are covered, keeping them clean and debris free during the construction process.
